1.   Public hearing and consideration of a request by Steven Bakal of Green Home Rentals, for the following land use approval for property located at 414 West 9th Street:
  1. DSA-18-00036: Conditional Use Permit for a 1,578 sq. ft. solar canopy accessory structure, where 675 sq. ft. is the maximum size permitted unless a Conditional Use Permit is granted per 17.52.080 of the City Code. (Planner Joseph Horn)   Approved with Conditions
 
2.   Public hearing and consideration of a request by EPS Group Inc. on behalf of Brian Puziss, for the following land use approvals upon approximately 16.77 acres of property south of McCartney Rd. and west of I-10: 
  1. DSA-18-00013:  Zone change from Urban Ranch (UR) to Multi-Family Residential (R-3) on approximately 14.12 acres of the approximate 16.77-acre parcel.   
  2. DSA-18-00023:  Zone change from Urban Ranch (UR) to General Business (B-2) on approximately 2.65 acres located within the northwest corner of the approximate 16.77-acre parcel.  (Planner James Gagliardi) 
Withdrawn by Applicant from April meeting and moved to May meeting
Recommendation of approval to City Council with conditions for both requests. 
 
3.   Public hearing and consideration of a request by Phil Whitaker on behalf of Benny Hong for the following land use approvals upon property known as APN 505-07-046E within the Trekell Business Center PAD (Planned Area Development) zone district:  
  1. DSA-18-00015: Major Amendment to a PAD zone district to add “bus terminal” as a conditionally permitted land use upon the Chevron parcel within the Trekell Business Center PAD.
  2. DSA-18-00014: Conditional Use Permit to authorize a bus station use.  (Planner James Gagliardi)   DSA-18-00015 Recommendation of Denial to City Council   DSA-18-00014 Denied
 
4.   Public hearing and consideration of a request by D.R. Horton Inc., for the following land use approval for property located at 2422, 2426, and 2430 E San Gabriel Trail within Phase 3 Parcel 1 of the Mission Royale (Family Community) Planned Area Development:
  1.  DSA-18-00043: Conditional Use Permit to allow a model home sales complex comprised of two single-story model homes with offices and a parking lot, ultimately to be converted into single-family homes.  (Planner James Gagliardi)     Approved with Conditions
 
5.   Public hearing and consideration of a request by AZ Sourcing, LLC for the following land use approval for property located at 2300 E Tanger Dr., otherwise associated with APNs:   511-20-012A, 511-20-009A, and 511-20-012B within The Station PAD (Planned Area Development) zone district:
 
  1. DSA-15-00066: Major Amendment to a PAD zone district to add  manufacturing, wireless facilities, and outdoor amenity land uses among modifying development standards and other land uses associated with The Station PAD to now be known as “CityGate”.  (Planner James Gagliardi)    Recommendation of approval to City Council with technical modifications.
 
6.   Public hearing and consideration of a request by AZ Sourcing, LLC for the following land use approval for property located at 2300 E Tanger Dr., otherwise associated with APNs:   511-20-012A, 511-20-009A, and 511-20-012B within The CityGate PAD (Planned Area Development) zone district:
  1. DSA-16-00116: Comprehensive Sign Plan for the placement, type, size, manner of attached and free-standing signage located within the CityGate PAD.  (Planner James Gagliardi)   Approved with Conditions
