SUBJECT:
Request for approval of a Final Plat for the Rancho de Plata residential subdivision, located on the west side of La Cholla Boulevard, south of Tangerine Road
RECOMMENDATION:
Staff recommends approval.
EXECUTIVE SUMMARY:
The applicant requests approval of a final plat for Rancho de Plata, a 50-lot residential subdivision (see Attachment 1). 
The plat features riparian area preservation, recreation areas and pedestrian and bike connections to the adjacent Wilson School.  The plat meets Town requirements and is ready for approval.  Final plats must be approved by the Council prior to being recorded with Pima County.
BACKGROUND OR DETAILED INFORMATION:
Proposed Improvements
  • 18.76 acre property subdivided into 50 lots
  • Average lot size - 7,090 s.f. (min. 6,094 s.f; max. 10,162 s.f.)
  • Building height: two (2) stories not to exceed 25' (specific lots limited to single story based on rezoning conditions).
  • 45' additional right-of-way on on La Cholla Boulevard to be dedicated with the Final Plat
  • Two recreation areas with required recreational amenities will be provided
  • A 10-foot public pathway will be constructed on La Cholla Boulevard
  • A bicycle and pedestrian pathway will be provided connecting the subdivision and the Wilson K-8 school. 
Previous Approvals
  • 2011 - Town Council approved a Major General Plan Amendment changing the land use designation from Neighborhood Commercial/Office (NCO) to Medium Density Residential
  • 2012 - Rezoning from R1-144 to R1-7 
  • Jan. 2013 - Town Council approved Conceptual Site Plan

SUGGESTED MOTION:
I MOVE to APPROVE the Final Plat for the Rancho de Plata subdivision, lots 1-50, finding that it meets the requirements of Section 22.9.F of the Zoning Code.
