Consideration of approval for facade changes to the building owned by B&B SEIDER PROPERTIES located at N89W16340 Main Street. 
Background Information:
Seider Heating and Plumbing are going through the process to purchase the subject property. The building has been the Menomonee Falls location for Seider Heating and Plumbing and miscellaneous commercial tenants have occupied the adjacent tenant space in the building. 
Application Specifics:
A rendering of the proposed modifications is attached to the Staff Report and includes new window and door systems and new facade materials to cover the brick that is there today. 
Additional Information:
The project was reviewed by the Engineering and Development, Police, Fire, and Utilities Departments. 

The Planning Department noted the following:
  • Color and material samples are needed for review by the Architectural Control Board.
  • Mirrored, smoked, or heavily tinted glass is not permitted in the OVC Village Centre Overlay. 
  • How the rest of the building is to be treated should be taken into consideration given its condition. 
  • Site landscaping is in very poor shape and the applicant should review options to improve that. 
  • There are dumpsters located in the parking lot that are not in an enclosure. A site plan and details with plans for a dumpster enclosure are needed for review. 
  • The proposed exterior modifications to the building may not be in line with the intent of the OVC Village Centre Overlay design standards. Staff feels the existing brick should be kept and rather than being covered. 
Requested Action by Commission/Committee/Board:
Staff recommends the Architectural Control Board make the following two findings:
  1. The site plan is architecturally functional.
  2. The exterior design proposed is not unsightly or obnoxious and is not disharmonious or so similar to existing neighboring developments that substantial depreciation of neighboring property or development will be caused by the applicant’s proposal.
And approve the facade changes to the building located at N89W16340 Main Street, subject to the following conditions:
  1. Submit a site plan and details for a dumpster enclosure to Staff for review. 
  2. Submit a landscape plan to address the planting bed in the parking lot to the Architectural Control Board for review. 
  3. Submit details for how the remaining building will be addressed to the Architectural Control Board for review.
