Approval of the minutes of the July 25, 2017 meeting.

The elements of the proposed application are not unsightly or obnoxious and is not disharmonious or so similar to existing neighboring developments that substantial depreciation of neighboring property or development will be caused by the applicant's proposal.
And approve the request of
AAL MAIN STREET, LLC & ASLIN HOLDINS 2, LLC
for the proposed stairway and color changes to the multi-tenant commercial building located at N87 W15125 Main Street, in the Northwest 1/4 of Section 11, Tax Key Number 42.169.002, in the PDD Planned Development District No. 2, subject to the following conditions:
Submitting a landscape plan for the Architectural Control Board to review and approve prior to the installation of any landscaping.
The landscape plan shall include architectural options for the east and south faces of the space under the stairs.
The landscape plan shall include landscaping to shroud the east side of the stairs and wrap around the south of the stairs by the lower level staircase.
Under discussion, the motion was amended by Rolenc, second by Lehman to combine conditions 2 and 3 for clarification. The final conditions are as follows:
Submitting a landscape plan for the Architectural Control Board to review and approve prior to the installation of any landscaping.
A complete landscape solution shall be submitted for Architectural Control Board review and it should address the screening and shrouding of the area underneath the stairs with landscaping and/or architectural elements.

located at N59W14176 Kaul Ave., in the Northeast 1/4 of Section 26, Tax Key Number 101.005, in the I-1 Light Industrial District, subject to the following conditions:
Submitting a landscape plan to the Architectural Control Board for review and approval prior to the installation of any landscaping. The plan shall include any areas proposed to be paved such as the driveway, parking lot, and/or entrance area. Options for the replacement of existing fencing shall at a minimum, address the section along Kaul Avenue.
Under discussion, the motion was amended by Rolenc, second by Kolbe, to amend condition 1 and add a separate condition for fencing. The revised conditions are as follows:
Submitting a landscape plan to the Architectural Control Board for review and approval prior to the installation of any landscaping. The plan shall include any areas proposed to be paved such as the driveway, parking lot, and/or entrance area.
Any changes to the fence should return to the Architectural Control Board for review and approval.
Under further discussion, the motion was amended by Rolenc, second by Kolbe, to add condition 3. The final conditions are as follows:
Submitting a landscape plan to the Architectural Control Board for review and approval prior to the installation of any landscaping. The plan shall include any areas proposed to be paved such as the driveway, parking lot, and/or entrance area.

The proposed outdoor kitchen area is conceptually approved. However, the applicant shall submit final details to the Architectural Control Board for approval once site details and setback requirements are determined.

The elements of the proposed application are not unsightly or obnoxious and is not disharmonious or so similar to existing neighboring developments that substantial depreciation of neighboring property or development will be caused by the applicant's proposal.
And approve an industrial use approval for
TOWN REALTY INC dba ZILBER PROPERTY GROUP
to construct a speculative industrial building located on the north side of Manhardt Drive, in the Southwest 1/4 of Section 25, Tax Key Number 99.999.003, 1-1 Light Industrial District, subject to the following conditions:
Submitting a revised landscape plan that shows plantings relocated further north along the north side of the property to incorporate with the existing tree line. The number of evergreen trees should be increased north of the west parking area as well to enhance screening in that area.
All roof- or ground-mounted HVAC units shall be screened from public right-of-way and the methods of screening shall be submitted to the Architectural Control Board for review and approval.
All landscape beds shall have a minimum of 3 inches of hardwood mulch unless otherwise approved by the Architectural Control Board.
Submitting a lighting plan to Staff showing setbacks for each of the poles and meeting the requirements of the Municipal Code for review and approval.
Under discussion, the motion was amended by Rolenc, second by Carity, to change condition 1. The final revised conditions read as follows:
Submitting a revised landscape plan for Architectural Control Board review that shifts proposed plantings further north along the entire north side of the property to incorporate with the existing tree line and with the topography in the area. The landscaping shall maximize screening of any trucking or vehicular activity occurring at the east and west parking lots to shield the activity from residential properties to the north.
All roof- or ground-mounted HVAC units shall be screened from public right-of-way and the methods of screening shall be submitted to the Architectural Control Board for review and approval.
All landscape beds shall have a minimum of 3 inches of hardwood mulch unless otherwise approved by the Architectural Control Board.
