AGENDA SUBJECT:
Approval of Subdivision Case 18-FP-032 regarding Valley Vista East Phase 2 Final Plat on one (1) parcel of land approximately 35.54 acres ± in size, more particularly described by Williamson Central Appraisal District Parcel R021710; generally located South of Bradley Ranch Road and east of Lakota Lane, Leander, Williamson County, Texas.  
BACKGROUND:
This request is the final step in the subdivision process.  Pursuant to Section 212.005 of the Texas Local Government Code, approval by municipality is required since the final plat satisfies the applicable regulations without requesting any variances.  
APPLICANT/AGENT:
Jones | Carter (David W. Peek) on behalf of Pacesetter Home, LLC (Tom Lynch).
RECOMMENDATION:
This final plat includes 9 single-family condo lots, 7 HOA alley lots, 2 HOA landscape lots, 1 HOA parkland/drainage lot, 1 HOA water quality pond lot, and 1 public parkland lot.  This proposal meets all of the requirements of the Subdivision Ordinance.  Staff recommends to approve the final plat with the following conditions.
  1. Affidavit as to Debts & Liens
  2. All conditions listed in the Subdivision Ordinance Article II, Section 24 (f) (3) regarding the acceptance of the final improvements or the posting of fiscal assurance for the final improvements have been met.
