AGENDA SUBJECT:
Approval of Subdivision Case 18-FP-019 regarding Marbella Phase 2 Final Plat on six (6) parcels of land approximately 28.9510 acres ± in size, more particularly described by Williamson Central Appraisal District Parcels R566509, R031370, R566508, R031305, R566507, R566460; generally located Northeast of the Mediterranean drive and Tabarca Drive, Leander, Williamson County, Texas. 
BACKGROUND:
This request is the final step in the subdivision process.  Pursuant to Section 212.005 of the Texas Local Government Code, approval by municipality is required since the final plat satisfies the applicable regulations without requesting any variances. 
APPLICANT/AGENT:
K.C. Engineering (D. Martin Stary, P.E.) on behalf of Pacesetter Homes LLC (Tom Lynch).
 
RECOMMENDATION:
This final plat includes 78 single-family lots, 2 parkland/drainage lots, 1 emergency access lots, and 1 private road lot.  This proposal meets all of the requirements of the Subdivision Ordinance.  Staff recommends to approve the final plat with the following conditions.
  1. Affidavit as to Debts & Liens
  2. All conditions listed in the Subdivision Ordinance Article II, Section 24 (f) (3) regarding the acceptance of the final improvements or the posting of fiscal assurance for the final improvements have been met.
