Extension for Indian River Commerce Planned Development Extensions - Indian River Commerce - 401 & 411 S. Indian River Drive
Approval of a two (2) year extension for the Planned Development approval for Indian River Commerce, located at the western half 401 and 411 Indian River Drive, the new expiration date would be March 21, 2020.
The applicant is requesting a two year extension of the approved Plan for Indian River Commerce, a mixed use development located on the western half of 401 and 411 Indian River Drive.
The property is currently zoned for Planned Development and received development approval in April 2016 (approval attached)
The project proposed is a multi-use facility comprising of over 7,000 sq. ft. of retail space, almost
13,000 sq. ft. in office space, and 11 residential units. Building elevations and site plan attached.
The applicant has been working on gaining jurisdictional approvals from the Florida DEP and Army Corp of Engineers for building the kayak launch on Citrus Avenue. That portion is integral to proceeding with the Indian River Villas (current site plan expiration is March 21, 2018) and the Indian River Commerce building. These documents are attached.
Approval of a two year extension until March 21, 2020 for Indian River Commerce Planned Development.
Deny the extension of time, or authorize a different time period than two years.
