Legislative Hearing - Ordinance 17-036 - A voluntary annexation submitted by Celebration Pointe Property Development LLC, and Celebration Pointe CDD to annex property located approximately at 5501 Peterson Road. Property is zoned PUD, Planned Unit Development with a Future Land-Use of RM, Residential Medium. Parcel ID 2418-600-0005-000-6, et al (Complete Celebration Pointe Subdivision)   FIRST READING
  • On January 18 2005, the St. Lucie County Commission granted Preliminary and Final PUD approval along with a change in zoning classification for the Celebration Pointe development, proposed by United Homes International, Inc..
  • The development encompasses capacity for 755 residential units, consisting of 318 single-family homes lots, 292 single-story villas lots, and lots for 145 two-story townhouses. The approved density for the development is represented at 5.12 dwelling units per acre. The property holds a PUD, Planned Unit Development (County) zoning designation, and is within the RM, Residential Medium (County) future land use category.
  • Once annexed in the City of Fort Pierce the property will hold a zoning designation of PD, Planned Development and a Future Land-Use of RM, Medium Density Residential.
  • At their September 28, 2017 meeting the Planning Board voted unanimously to recommend approval of the requested voluntary annexation of Celebration Pointe.
  • In accordance with Policy Section 4.1.1 of the Joint Planning Agreement between the City of Fort Pierce and St. Lucie County, the City Planning Department has provided notice of this annexation by mail to the St. Lucie County Administrator’s Office on October 13, 2017, no fewer than thirty (30) days prior to the first reading of this annexation by the City Commission

Fiscal Impact
The current millage rate for the city is 6.9000. As an example Celebration Point has 2 different lot values. There are lots that value at $7,000 & lots that value at $2,500. The lots that value at $7,000 will generate approximately $48.30 per lot & the lots that value at $2,500 will generate approximately $17.25 per lot. The taxes paid to the city per lot will increase as each lot is developed.
