Approve a Subdivision at the Northeast Corner of Katella Avenue and Enterprise Drive - Vesting Tentative Parcel Map No. 2017-180
Adopt a resolution approving Vesting Tentative Parcel Map No. 2017-180.
The property owner, SRM Cypress, is requesting to subdivide their property into two separate lots. Lot 1 will be developed with two retail commercial buildings and Lot 2 will be developed with two assisted living/memory care buildings.
In November 2018, the City Council approved two assisted living/memory care buildings and two retail commercial buildings for the subject property.
The property owner is requesting the parcel map to provide future separate ownership of the two properties and for financing the two developments.
The map complies with all requirements of the Subdivision Ordinance as well as the State Subdivision Map Act and the Amended and Restated Cypress Business & Professional Center Specific Plan.
Accordingly, it is recommended the City Council approve the tentative map subject to the attached conditions.
Notices of the public hearing were posted, published, and mailed to the owners of all properties located within 300-feet of the subject parcel. To date, no communication has been received regarding this item.
In the event the City Council determines there are issues which should be addressed prior to taking any action on this item, the City Council should continue this application and instruct staff to work with the applicant to resolve the issues. A second alternative is to make the required finding for denial and deny the subdivision based on these findings.
