Public hearing and consideration of a request by Joe Auza for DSA-20-00203 -- Zone Change from Garden and Light Industrial (I-1) and UR (Urban Ranch) to Planned Area Development (PAD) on approximately +/-55.69 acres of land generally located at the southeast corner of Thornton and Peters. (Planner Joseph Horn)
Planning Commission on a 7-0 vote recommends City Council approve DSA-20-00203 a Zone Change from Urban Ranch (UR) and Garden and Light Industrial (I-1) to Planned Area Development (PAD).
In accordance with Casa Grande Municipal Code Section 17.68.550, the property owner(s) shall dedicate the necessary right-of-way in accordance with the classification of roadways as set forth in the City’s General Plan 2020, as amended and in effect as of the adoption date of this Ordinance. Such dedication shall occur no later than the time of platting or site plan approval or as otherwise provided by the Casa Grande Municipal Code, but shall also be required earlier if requested by the City as part of an existing or proposed public works project. Nothing in this condition alleviates a property owner from compliance with any other dedication requirements set forth in the Casa Grande Municipal Code, as amended from time to time.
The Casa Grande Technology Hub Planned Area Development (PAD), encompasses approximately 55.69 acres located on the southeast corner of Thornton Road and Peters Road. It is near three major industrial projects (Lucid, Walmart Distribution, and LKQ) and the zone change request is to position the property to provide ancillary, supportive, and compatible uses to the existing industrial corridor.
The City of Casa Grande’s Planned Area Development (PAD) designation provides property owners the flexibility to develop land utilizing site-specific development standards creating a natural harmony between land uses that would otherwise not be possible through the traditional zoning classifications within the City of Casa Grande’s Zoning Ordinance. Utilizing the basic parameters of the B-4 and I-2 zones, this PAD will provide development regulations and design guidelines that facilitate an effective mix of manufacturing and industrial uses while also ensuring a quality design that can protect and enhance the integrity of the surrounding area.
