Public hearing on a request by Camie Malapanis, representing Century Communities,
for the following land use request for property located at 1047 W Sawgrass Trail:
to allow a PAD perimeter setback of 18 feet and 11 inches from the rear property line, where the required perimeter setback is 25 feet, and front porch setback of 11 feet, 11 inches where a 15 foot front yard setback is required.
The applicant is proposing to build a single-family residence on Lot 102 of the Gadsden Greens subdivision, located at 1047 W Sawgrass Trail. The lot is being developed by Century Communities, who seeks to build an approved housing product (361-1201, Elevation B) on the site. Century Communities is seeking relief from setbacks required for lots in The Greens PAD.
The site is a small parcel located near the entrance to the subdivision and is adjacent to existing single-family residences built by Liberty Homes and Century Communities to the north and west of the site. The site’s unique shape and small size (55’ wide and only 79’ deep at the site’s eastern boundary) both create unique challenges for development, given that many housing products approved for The Greens PAD will not fit on the site in any orientation because of the limited depth on the site. Given that the site is located on the perimeter of the Gadsden Greens PAD, located adjacent to drainage retention areas shared with the Dave White Municipal Golf Course, is an unique phyiscal condition that warrants consideration of a variance.

Staff recommends that the Board of Adjustment
DSA-21-00083, the variance to reduce rear setback requirement from 25 feet to 18’ 11” and to reduce front setback requirements for covered porches from 15’ to 11’ 11”.
