SUBJECT:
Public hearing and consideration of a request by the City of Casa Grande for a Zone Change (DSA-21-00016)  from Urban Ranch (UR) to General Industrial (I-2)  for approximately +/-1062.57 acres of land generally located south of Maricopa-Casa Grande Highway between Burris and Bianco:
 
RECOMMENDATION:
Planning Commission on a 6-0 vote recommend the Mayor and City Council approve the Zone Change request (DSA-21-00016) from Urban Ranch (UR) to General Industrial (I-2) with the following condition:
  1. In accordance with section 17.68.550 of the Zoning Code the property owner shall dedicate the necessary right-of-way in accordance with City standards at the City’s request.
DISCUSSION:
The request is for a Zone Change from Urban Ranch (UR) to General Industrial (I-2) for +/- 1062.57 acres generally located south of Maricopa-Casa Grande Highway between Burris Rd and Bianco Rd.   This site is currently being annexed into the City.  The purpose of this request is to align the zoning with the existing general plan Manufacturing & Industry land use category and position the property for potential industrial projects.         
 
If the zone change is approved, all uses permitted or conditional in the I-2 zone district would be allowed and will be required to obtain approval of a Major Site Plan.
