SUBJECT:
Consideration of a request by Rox Homes, for the approval of a Final Plat (DSA-20-00204) to replat a portion of  Lot 4 and 5 of the C.G. Houck Plat to create three new single-family home lots, each containing approximately 7,800 sq. ft. 
RECOMMENDATION:
Planning staff recommends City Council approve DSA-20-00204 to create three new single-family home lots, each containing approximately 7,800 sq. ft. from a portion of  Lot 4 and 5 of the C.G. Houck Plat.

Planning Commission on a 7-0 vote approved the Preliminary Replat (DSA-20-00134) on October 1st, 2020. The proposed Final Plat complies with the approved Preliminary Plat.

 
DISCUSSION:
The request is to replat a portion of  Lot 4 and 5 of the C.G. Houck Plat to create three new single-family home lots, each containing approximately 7,800 sq. ft.  The site is located at 784 West McMurray Blvd on the Northeast corner of McMurray and Schultz. These new lots will allow the construction of three new single-family homes which will have a beneficial impact upon the surrounding low-moderate income neighborhood.
FISCAL IMPACT:
The construction of the three new single-family homes will generate new impact fees. Municipal services can be efficiently provided to this infill development.
