CASA GRANDE PLANNING AND ZONING COMMISSION

COUNCIL CHAMBERS – 510 E. FLORENCE BOULEVARD


Due to concerns over COVID-19 exposure, the City has implemented measures to protect our community including limiting the number of people within Council Chambers to ten and modifying the format of public hearings to allow Planning Commissioners to participate remotely.  Members of the public are encouraged to not attend the meeting in order to adhere to these guidelines, but instead are encouraged to view the live meeting proceedings on Cox Channel 11 or the City's Channel 11 Live Stream available on the City's website.  For those residents unable to access the internet, outdoor speakers will be available at the Council Chambers to allow them to hear and participate in the proceedings while still adhering to social distancing requirements.

1.   Public Hearing and consideration of a request by Reigel Construction & Consulting, LLC, on behalf of Cox Communications for a Conditional Use Permit for a 7 ft. -tall (revised from 10 ft.) special purpose fence for property located at 1395 E Colorado Loop.  (DSA-20-00142) (Continued from November 5, 2020)

1.   Public hearing and consideration of a request by Scott Communities for approval of a Major Amendment to a PAD, amending development standards within the Arroyo Grande Planned Area Development (PAD) to allow 15 ft. and 20 ft. rear setbacks where 20 ft. and 25 ft. are currently the minimum rear setback requirement;  to allow 10 ft. front setbacks for side-load garages, where 15 ft. is currently the minimum front setback; and to allow 51% lot coverage where 50% is currently the maximum lot coverage permitted.

2.   Public hearing and consideration of a request by Thompson Thrift for approval of a Major Site Plan,  a 7,570 sq. ft. restaurant upon approximately a two-acres site at the NEC of Florence Blvd and Henness Rd, otherwise known as 1910 E Florence Blvd within the B-2 (General Business) zone district (DSA-20-00161)

3.   Public hearing and consideration of requests by LGI Homes for the following land use approvals within the Mission Ranch Planned Area Development (PAD) zone district located near the NEC of  Rodeo and Peart:
 
  1. DSA-20-00181Housing Product – design review for six home plans each with three elevations and multiple color schemes  
  2. DSA-20-00182 – Conditional Use Permit- to allow a model home complex with off-street parking to be located at 2543 and 2539 N Agave Ln.

4.   Public hearing and consideration of requests by Neil Feaser of RKAA for the following land use approvals for 1322 E Florence Blvd located with the B-2 (General Business) zone district.
 
  1. DSA-20-00169 – Conditional Use Permit to allow a quick-serve drive thru restaurant in a B-2 zone. 
  2. DSA-20-00168 – Minor Site Plan for a new 723 sq. ft. drive-thru restaurant with new parking

5.   Public hearing and consideration of requests by Huellmantel & Affiliates for the following land use approvals for a site located with the Casa Grande Mercado Addition Planned Area Development (PAD) zone district at 2187 E Florence Blvd. (SWC of Florence Blvd and Camino Mercado):
  1. DSA-20-00143 – Major Site Plan for a 5,000 sq. ft. convenience store with fuel pumps within a 9,200 sq. ft. canopy.
  2.  DSA-20-00144 – Comprehensive Sign Plan to apply sign standards for this parcel within the Casa Grande Mercado Addition PAD zone.

8.   Public hearing and consideration of a request by Chris Morgan of United Engineering Group for approval of a previously-considered by Preliminary Plat for Marabella, comprised of 274 single-family lots, with various tracts and future rights of way located south of McCartney Rd., where Palomino Pkwy. presently terminates at McCartney (DSA-20-00154).
