1.   Public hearing and consideration of a request by David Timmons Architectural Design Studio for the following land use approvals on .621 acres located at 1591 N. Pinal Avenue on the southwest corner of Pinal and Cottonwood: 
  1. DSA-19-00042:  Conditional Use Permit to allow for the use of a Convenience Food Restaurant (Drive-Thru).
  2. DSA-19-00043:  Major Site Plan to create a Riliberto’s drive-thru restaurant.  (Planner Joseph Horn)  Removed from Agenda

2.   Public hearing and consideration of a request by Skylar Whitfield for the following land use approval for property located at 54 N. Vista Ave:

a. DSA-19-00090:  Conditional Use Permit for the proposed Another Chance Group Home for young males ages 8 to 17 years of age in an R-1 (Single-Family Residential) zone district. (Planner Laura Blakeman)

3.   Public hearing and consideration of a request by Steve Scannell & Jodi Sartain for the following land use approval for property located at 2425 E Florence Blvd, a.k.a. the former Sam’s Club site within the Mission Royale Planned Area Development (PAD) zone:
 
a. DSA-19-00142:  Conditional Use Permit for Wal-Mart driver onboarding, to allow professional truck driver training for a limited period.  (Planner James Gagliardi)

4.   Public hearing and consideration of a request by Richmond Homes for the following land use approvals for select lots within Tamaron Parcels C, D, and E, within the Tamaron Planned Area Development (PAD) zone:
  1. DSA-19-00130: Major PAD Amendment (PZ only)  to:
    1. Eliminate Item C under Section 2.2 “Additional Requirements for PAD Residential Architecture”, within the PAD guide which would remove the following requirements associated with the housing product /design review submittal: 
      1. One plan with a rear garage (far-recessed garage)
      2. More than one plan with a standard side-load garage.
 
  1. Correct a typographical error on Item 3 within 2.1-C “Mandatory Requirements for PAD Residential Architecture” within the PAD guide to read that “at least one floor plan per parcel or product type shall have the livable area of the home forward of the garage”.   Approved
 
  1. DSA-19-00121:  Housing Product consideration for seven floor plans ranging from 1,597 sq. ft. to 2262 sq. ft., to include three elevations per plan, 18 color schemes, and three front-yard landscape packages. (Planner James Gagliardi)  Approved with Conditions

2.   Board of Adjustment Decisions:
a. DSA-19-00119 Variances (2) by Skylar Whitfield for Another Chance Group Home located at 54 N. Vista Ave. for:
1. To have a five ft. high fence in the front yard setback whereas a 3 ft. high fence is the maximum height permitted
2. To have 2 off-street parking spaces, whereas 3 off-street parking spaces are required.
