SUMMARY:
The applicant is wanting to develop the property in questions and desires greater density, therefore he is asking to rezone this property from Single Family-10 (SF-10) to Single Family-8 (SF-8).

The property in question is located at the northeast corner of Elerson Road and Parkerville Road intersection, as provided on the Vicinity Map.

As can be seen on the Zoning Exhibit, the property in question is zoned Single Family-10 (SF-10).  To the east it is zoned Single Family-10 (SF-10).  To the north is Planned Development-86 (PD-86), which is a residential Planned Development with a base zoning of Single Family-10 (SF-10).  To the west, across Elerson Road, is Planned Development-64 (PD-64), which is a residential Planned Development with lots ranging from Single Family-12 (SF-12) to Single Family-6 (SF-6).  To the southwest, across Parkerville Road, is Planned Development-92 (PD-92), which is a residential Planned Development with a base zoning of Single Family-10 (SF-10).  To the south, across Parkerville Road, it is Agricultural (A) zoning.

The property in question is vacant.  To the east is a single family home and then a water tower.  To the north are single family homes.  To the west, across Elerson Road, are single family homes.  To the south, across Parkerville Road, is a vacant lot.

Because this is a straight rezoning request, no site plan is required denoting how the applicant is proposing to develop this lot.
PUBLICATION REQUIREMENTS:
Staff notified property owners within 200 feet and published “Notice of Public Hearing” as required by law.   Twenty-three (23) notices were mailed to adjoining property owners, no (0) replies were received in favor and one (1) reply was received in opposition.
